  • With Bad News Comes Good News.

    Tampa Bay real estate continues to be in the news.  While Tampa is reported to have a 3.5% vacancy (a strong market is 1.5%), experts are blaming it on the high number of investors rather than on subprime lending or a weak economy.  Since the Tampa Bay economy is good, expectations are high that the V shaped turnaround in the Tampa Real Estate Market will be strong. "Based on Moody's Economy projections, Tampa should burn off its excess inventory and hit a price trough in the first quarter of 2008, at which point prices are expected to increase by 10.6% the following year."  So, for you buyers out there, the time clock is ticking.  You have from now through the first quarter of next year to buy low.  Even at prices right now, the recovery (10.6%) should bring you into the black quickly.

  • The Bad News is Good News!

    Forbes online recently ranked the Tampa Bay area as the best place to buy homes.  Despite being named by many as one of the worst hit cities for housing market drop, Forbes online predicts the market will have a strong recovery.  They are calling it a "V" shaped recovery which gives a stronger, faster rise in the market compared to a "U" shaped recovery.  The predictions come from a growing and strong economy in the Tampa Bay area. 

    Now the question is have we hit the bottom yet?  The answer is most likely no.  However, considering the fast recovery predicted, the market prices should bounce up fast enough to recover any losses residential buyers might face over the next 6 months.  There is still quite a bit of inventory that needs to decrease before the market levels out. 

    The message to this article is if you are going to take advantage of the low prices, you will need to make your move in the next 6-9 months.

    Who do we listen to when deciding if it is a good market to buy or sell?

    The National Association of Realtors (NAR) position remains optimistic that home prices will recover in 2008 as the inventory declines.  Locally, home sales have been hampered by other factors such as escalating hazard insurance rates (when you can get it), high property taxes, and stricter lending rules (limiting the buyers).  The Florida Association of Realtors has worked diligently to support state property tax reform going before the voters in January 2008 which offers first time home buyers a tax break.  Even with all the "doom and gloom" from the media, the consumer confidence remains fairly high (83) in Florida. 

    At the same time, recent reports from MSN have listed several Florida cities (including Tampa Bay) in the bottom 10 places to purchase homes.  According to this report, Florida prices will continue to fall for another 2 years.   So, who do we believe?  Is it safe to buy a home?  If you ask most realtors in the area, St. Petersburg did not see the bubble burst in pricing that was forecast.  It is a buyer's market.  There is a large inventory with good incentives to buy.  As long as your investment is not planned for less than one year, real estate remains a good investment.
